Applying for a rental home

When you need an apartment, apply for an apartment. In the application, select all the houses you are interested in. our vacant homes right now .

We make resident choices based on applicable applications, in accordance with the residential selection guidelines (formerly ARA). We offer the apartment based on the information in the application, so fill out the application carefully.

Your application is valid for 4 months

The housing application is valid for 4 months - please remember that it will not be reported to the applicant. The application can be renewed by submitting a new application to replace the previously left.

If you want to apply for an apartment in different locations, select all areas for the same application. Separate applications can simultaneously apply for a student or senior home in addition to regular homes.

We will contact you by phone or email if we can offer you a rental home. Once you receive an apartment offer, we ask you to submit the attachments you need to apply. If you wish, you can add attachments to your application as early as the application phase to speed up any residential offer processing.

Submission

You can make an application electronically or, if necessary, by filling out the self-printed PDF form and by submitting it to our customer service. You can also order a paper form from our customer service.

Most of our apartments can apply for all adult applicants in need of home. Those over the age of 55 can apply for a senior apartment Student housing in Verkkosaari, Helsinki and Kontula, Helsinki, are for students.

Complete the new application if the information you provide in the application changes:

  • the applicant's economy becomes more or exits a person
  • a change in regional wishes or hopes related to the apartment
  • change in income data
  • change in wealth data
  • Change in your residence and the need for an apartment

Insufficient applications are not processed. Providing false or incomplete information during the application process will lead to the application. If you would like to delete your application before expiring or your contact information will change, you can either email info@setlementtiasunnot.fi or call customer service, tel. +358 10 837 5300.

Rental apartment fast

Do you want to move to our house with short notice? Rapid move apartments are immediately vacant or for a short period of time. All applicants have the opportunity to apply for them. We require you to start the lease right away.

Search for an apartment like this

  • Send an email to info@setlementtiasunnot.fi . We will not respond to the inquiries or receive the application by telephone.
  • Write "Fast Moving Houses" . Enter your apartment and contact information in the message.
  • In addition, apply for housing . In the application, mark the house you are looking for an apartment. If you have already made an application within 4 months and the application information is up to date, that's enough. If the information has changed from your previous application, make a new application.
  • We offer quick move housing primarily to applicants who have a busy home requirement and do not yet live in setting apartments. Of course, you can apply for an apartment even if you are already living with us, but you have to pay the overlapping rent for the notice period when you move.

Only the apartments listed below are quick to rent.

Remember these

  • The lease starts immediately or at the time reported.
  • Apply for a quick move only if you are ready to take that apartment.
  • If there are several applications in the same apartment, we offer an apartment on the basis of the need for home, wealth and income, in accordance with the choice of residents' choice.
  • Only the applicant receiving the home offer will receive an answer to his message.
  • The fast -moving apartment will be removed from our site once the lease is signed.

Income limits

We follow the maximum income borders approved by the Government, which have entered into force on 1.1.2025. The revenue of the applicant food must not exceed the maximum limits specified in the Regulation.

In the choice of residents, the order of those in priority will not change, but the apartments are still addressed to the homeless and other urgent, low -income and low -income applicants. The income limits apply to both the choice of new residents and the change of home.

  • The monthly income of a one -person household must not exceed EUR 3540.
  • If the household has more than one adult over the age of 18, the income threshold for each adult will be increased by EUR 2480.
  • If there are children under the age of 18 in the household, the income threshold will be raised for the first child by 650 euros and for each child for 600 euros.

Age is calculated according to the end of the calendar year when the resident is sought.

What is taken into account as income
when defining income is taken into account permanent gross income per month. The income of young people at home is recruited with older income.

Exceptions
The income limits do not apply to 55+homes and other rental apartments for special groups.

We follow the wealth limits confirmed by the Government. Wealth is calculated according to the fair value. Fair value means the likely transfer price of the property. Liabilities are reduced from the amount of wealth.

Wealth

  • Pre -filled tax return (from those over 18)
  • Report on the value of the property (eg housing stocks, real estate and holiday homes and securities), property tax ticket
  • Report on loans on the wealth of the applicant food (eg mortgage)

Other necessary attachments, depending on the need for a dwelling, depending on

  • Report on the threat of moving or a migration obligation, a home sale or renovation
  • Student of a valid study certificate or decision to approve the place of study if you move to another location because of a place to study
  • Employment contract if you move to another location because of a job
  • Last lease and rental receipt, notice of termination of the lease
  • Residence permit / registration certificate
  • Pregnancy certificate
  • Medical certificate if illness or disability requires a healthier or more suitable home
  • A receipt for the rent paid (if the applicant had unpaid rents)

In the event of an open/divorce

  • Certificate of divorce pending or decision
  • Agreement on Child Custody and Housing (Children under the age of 15)
  • Ex-spouse's pre-filled tax return (if you are resigning or up to 2 years of resignation)

After receiving the home offer, submit the attachments scanned in pdf format to info@setlementtiasunnot.fi .

Be prepared to submit the necessary attachments to your application. You may want to connect them already when you submit your home application. If there are no attachments, we will request them in the event of a possible housing offer.

Attachments are required to ensure the information provided in the application. Please note that the attachments required vary from case to case.

Residential choice

Our apartments are fixed rented homes, where residents are selected on the basis of the need for applicants and the search criteria, not on a queue. In the choice of residents, we follow Varke's (formerly ARA) resident selection guidelines.

A vacant apartment is offered to the applicant most in need. The most urgent, low -income and low -income applicants, in need of the most urgent, set out. The urgency of the dwelling is divided into three categories:

Applicants in a very urgent home requirement

  • Homeless applicants: outdoors, temporary accommodation, nursing or nursing homes, crisis homes, or with relatives/acquaintances.
  • Homelessness without its own reason: eg dismissal, dismantling, forced sales or non -housing by decision of the authorities.
  • Necessary and permanent need for accessibility: the current apartment is not accessible.
  • Very cramped living: more than three people/room or up to 10 m²/person.
  • Moving to a place of employment or study without an apartment.

Applicants in the urgent home requirement

  • The applicant has unreasonable housing costs in relation to the income, with more than 40 % of the gross income from the household for rent and other housing costs.
  • The applicant has a fixed -term lease that is not possible to continue or the applicant has been terminated from the current dwelling.
  • The applicant is 18 years old and lives with his parents in the municipality where he is seeking an apartment.
  • Cross -living (more than 2 people per room, kitchen without reading, or up to 15 m2 per person).
  • A permanent illness or disability of your own or a family member requires a healthier or more appropriate home.
  • The interruption of a couple or a couple of open couples is a barrier to the lack of a dwelling

  • The desire to change, for example, is dissatisfaction with the location or equipment of the current home.
