The block, formed by three apartment buildings, offers affordable rental apartments and diverse recreational opportunities for young adults, students, and senior artists from the inner city of Helsinki.
In early 2020, three eight-story rental buildings will be completed in Kalasatama, Helsinki, as a joint project by Kiinteistöyhtiö Ars Longa, Setlementtiasunnot, and NAL Asunnot. These buildings will provide affordable housing and extensive shared facilities for residents. The goal of the developers of the Viehe123 block is to foster intergenerational daily life and housing that supports the well-being of residents.
The senior building of Kiinteistöyhtiö Ars Longa, founded by artists, will feature 56 rental apartments for senior designers, visual artists, and writers. Setlementtiasunnot will have 81 apartments for students of Diaconia University of Applied Sciences, and NAL Asunnot will have 77 apartments for young adults in the building.
The architectural design of the building was carried out by the award-winning architectural firm Arkkitehdit Hannunkari & Mäkipaja Oy.

Fitness trail, art, and a gym for residents
The shared facilities of the buildings offer residents diverse recreational activities, meeting spaces, and hobbies. Residents have access to a gym, sauna facilities, and working and exhibition spaces, among other amenities. A fitness trail, a lounge area, and cultivation beds will be built on the rooftop terrace. A walking path, featuring art, will be created inside the buildings.
By sharing common facilities among the three buildings, a wider range of cost-effective services and recreational opportunities can be provided to residents.

Buildings at ridge height
The construction project, which began in June 2018, has now reached its ridge height, and a topping-out ceremony was held at the construction site on Monday, September 16, 2019. “The excellent location has been identified as a key feature of this site. Equally essential is the content, and the residents will create the pulse of the block when they move in,” summarizes Kristiina Hannunkari, the chief designer of the project.

Resident selection will commence during autumn 2019, and each developer will announce it separately. The apartment application for students of Setlementtiasunnot will open in November 2019. The buildings are being constructed on a city-leased plot at the corner of Hermannin rantatie and Tukkutorinkuja. Jatke Uusimaa Oy is the contractor.
The shareholders of Kiinteistöyhtiö Ars Longa Oy include the Artists’ Association of Finland Atelier Foundation sr, Ornamo Senior Housing Association ry, the Finnish Writers’ Union ry, and KUVASTO ry, the Copyright Society of Visual Artists.
Setlementtiasunnot Oy is a communal housing developer, a multi-expert in housing services, and a producer of ecologically sustainable housing. There are 25 Setlementti houses and 2200 residents in eight different cities. We collaborate with responsible partners to implement intergenerational block communities. The company is owned by Setlementtiliitto and Kalliolan Setlementti.
NAL Asunnot Oy is a non-profit rental housing company that builds and rents apartments to young adults under 30 who are employed or seeking employment. The company owns nearly 2,000 apartments in the Helsinki metropolitan area and other cities where there is demand for affordable rental housing. The company is owned by the National Youth Housing Association ry, the national advocate for youth housing. NAL Asunnot constructs all its properties with interest-subsidized loans and state investment grants for special groups.
