Rent Payment and Financial Matters

Rent is paid monthly by the due date specified in the tenancy agreement. If you are experiencing payment difficulties, please contact us in advance so that we can find a solution together and agree on a payment plan.

Booking and Use of Common Areas

Common areas such as laundry rooms, resident lounges, or sauna slots can be booked according to the building’s rules through the Kerro application.

Electricity Contract

The tenant is responsible for arranging their own electricity contract.

Parking Spaces

You can contact our customer service regarding the reservation of parking spaces.

The notice period for a parking space is stated in the parking space agreement. Termination must be made with an informal written notification, e.g., an email to customer service. Upon receiving the termination notice, customer service will provide instructions for returning keys to the car park or heated parking post, if applicable.

Pets and Neighborliness

Pets are welcome in our apartments, provided they do not disturb neighbors. According to public order law, dogs must be kept on a leash in urban areas, including the building’s yard.

Recycling and Environmental Friendliness

We want to promote ecological living together with our residents. One significant way is to reduce water consumption. Please use only as much water as you need.

Sort waste carefully according to the housing company’s instructions. By recycling correctly, we keep the environment clean and sustainable for future generations.

Disturbances in Living

If there is a disturbance in your building, please submit a written disturbance report if necessary.

Written reports are required from at least two different households for us to take legal action. The landlord cannot issue a warning based on a complaint made by phone.

You can submit a disturbance report on the resident pages. Save the completed form to your device and send it as an attachment via the messages function on Setlementtiasunnot’s resident pages. Select the category “Disturbance in Living.”

Smoking

All our buildings are smoke-free. Smoking is prohibited in apartments, on apartment balconies, and in the yard, with the exception of designated smoking areas.

Safety

We want to offer our residents safe living. Please familiarize yourself with your building’s rescue plan, which is available in the building’s resident space and in the Kerro resident application.

Maintenance Request

The easiest way to submit a maintenance request is online, at any time of day. Submit a maintenance request.

Always report urgent faults by calling (e.g., door openings or water leak reports). See your maintenance company’s Contact Information.

Subletting an Apartment

Subletting means renting out a part of the apartment to another person. Subletting is possible if a part of the apartment can be separated for the subtenant’s use; studio apartments cannot be sublet. A maximum of 50% of the apartment can be sublet.

Please remember that the main tenant is always fully responsible for their apartment, including the sublet portion. If a subtenant moves into your apartment, please send us the information and a move-in notification to info@setlementtiasunnot.fi.

Temporary Transfer of Apartment Use

An apartment can be re-rented for a maximum of 2 years for a justified reason. Justified reasons under the law include studying or working in another locality or other compelling grounds.

If you wish to transfer the use of your apartment to another person for a fixed period, apply for permission from the landlord in writing in advance. Please remember that the main tenant is always fully responsible for their apartment, even during the temporary transfer of the apartment’s use.

Accommodation Business in a Residential Apartment

Using the apartment for accommodation business is not permitted. Airbnb and other sites related to private accommodation business are an interesting way to earn money with one’s own apartment. However, Setlementtiasunnot apartments may not be rented out through such services.

According to the building permit, the apartments are intended for residential use, not for accommodation business. Therefore, the right of possession of the apartment does not allow for accommodation business.

Offering an apartment as accommodation, e.g., on commercial accommodation websites, may be grounds for termination of the tenancy agreement.

Apartment Exchange

An apartment exchange can be applied for after 6 months of residency in a Setlementtiasunnot apartment. When applying for an apartment exchange, there must be a justified need for the exchange apartment. Housing needs are classified according to the Varkka resident selection guidelines.

An apartment exchange can be applied for, for example, when the family size changes or when changing jobs/places of study to a different locality.

Submit an electronic apartment application and mark the box “I already live in a Setlementtiasunnot apartment, I am applying for an exchange.” Exchange applications are processed according to Varkka (formerly ARA) resident selection criteria. A prerequisite for exchange is also that rent and other payments are up to date. Mutual apartment exchange with another Setlementtiasunnot resident is not possible.

Termination of Tenancy Agreement

The notice period for terminating a tenancy agreement is at least one calendar month for the tenant. The notice period begins on the last day of the calendar month during which the termination was made. E.g., a termination on June 15th ends the tenancy agreement on July 31st. Please note that you can terminate your apartment earlier than one month in advance – in that case, please inform us which month-end you wish the tenancy agreement to end. The end date of the tenancy agreement is also the date of handover of the apartment and keys.

Termination must be made in writing on the resident pages. You can find the termination notice on the resident pages’ homepage, under the heading “Housing Services.”

If you are unable to log in to the resident pages, you can make the termination using the dedicated form. The termination form requires a signature from each party who signed the tenancy agreement. Submit the signed termination notice to customer service as an email attachment to info@setlementtiasunnot.fi.

When the tenancy agreement ends and the apartment is vacated, the apartment must be left clean and undamaged for the next resident. If there are issues with the apartment’s condition and the landlord has to arrange cleaning or repairs, the tenant will be billed for them. Normal wear and tear will not be charged.

Move-in / Move-out

All persons residing in the apartment must always be registered in the building’s resident register by returning the Notification to Resident Register form to customer service. The same form is also used to notify when a person listed in the resident register moves elsewhere.

Each of our buildings has a resident space open to all residents, a shared living room, and a kitchen. We want to offer residents the opportunity to get to know their neighbors and make living together pleasant and safe.
