Can I get the apartment keys before the lease agreement begins?
Keys cannot be handed over before the lease agreement begins. The resident can collect the keys once the lease agreement is valid and the security deposit has been paid, or Kela’s or social services’ payment commitment has been received by us.

When can I view the apartment?
You can view the apartment once you have received an apartment offer, submitted the required application attachments, and they have been reviewed.

When do I sign the lease agreement?
The lease agreement is signed once the application attachments requested with the apartment offer have been reviewed, you may have viewed the apartment, and you have confirmed that you accept the apartment.

How do I sign the lease agreement?
Generally, the lease agreement is signed electronically. If electronic signing is not possible for you, you can arrange a meeting with the rental agent to sign the lease agreement.

I cannot pick up the keys. Can my relative or acquaintance pick up the apartment keys on my behalf?
Another person can pick up your apartment keys on your behalf with a power of attorney.

Is the use of a parking space and the building’s common areas subject to a fee?
The use of the laundry room, gym, resident lounge, and any other common areas is included in the rent. Sauna slots and parking spaces are subject to a fee.

How can I reserve a parking space?
Reserve a parking space by contacting customer service via email at info@setlementtiasunnot.fi or through the resident pages.

What is the notice period for a parking space?
The notice period for a parking space lease agreement is one calendar month, meaning the agreement ends on the last day of the month following the month of termination.

Can I rent a parking space for a short period?
It is not possible to make a fixed-term lease agreement for a parking space. Parking spaces are rented with an agreement valid until further notice, for which the mutual notice period is one calendar month, meaning the agreement ends on the last day of the month following the month of termination.

How do I reserve common areas?
You can reserve common areas through the Kerro application or, in some of our buildings, by marking the reservation in the booking book found in the space. The Postipuisto block building has its own booking system.

How do I book a sauna slot?
You can book a sauna slot according to the booking practice in your building. In some of our buildings, sauna slots are booked individually, in which case you can make a reservation using the Kerro application. In some of our buildings, sauna slots are weekly, in which case reservations can be made through our customer service at info@setlementtiasunnot.fi, tel. 010 837 5300, or via the resident pages.

When can I log in to the Kerro application?
You can log in to the Kerro application once your lease agreement has started.

Is electricity included in the rent?
Electricity is not included in the rent. You must make your own electricity contract.

Is it possible to change the due date for rent payment?
The due date for rent payment is the same for all our residents, and it is not possible to change the due date.

Living

What issues can I submit a maintenance request for?
You can report all repair needs related to the apartment, building, and property, as well as the condition of the yard and the need for cleaning.

How do I submit a maintenance request?
Submit a maintenance request primarily on our website at portaali.tampuuri.fi/sasunnot/vikailmoitus. However, if your matter is urgent (e.g., water leaks and door openings), call the maintenance company directly. You can find the contact information for your building’s maintenance company at setlementtiasunnot.fi/yhteystiedot.

I have submitted a maintenance request. Who can tell me how my maintenance request is progressing?

What should I do if my apartment is cold / hot?

How do I book a sauna slot?

Why hasn’t my name been changed on the door?
Have you remembered to submit a maintenance request to your maintenance company? The maintenance company will change the name on your door once you have submitted a maintenance request.

My spouse moved in with me. Who should I inform?
Fill out the Notification to Resident Register form and submit it to us via email at info@setlementtiasunnot.fi or through the resident pages.

Rent, Payments

Can I get an extension for rent payment?
It is usually possible to get an extension for rent payment, but it is not possible to prevent the accumulation of late payment interest. Please contact our customer service through the resident pages, at info@setlementtiasunnot.fi, or by phone at 010 837 5300.

Where can I find my rent payment information?

I don’t know why I received a payment reminder. What should I do?

Why does the payment reminder show, for example, that the parking space is unpaid, even though I have paid it?
Your payments are allocated to receivables in chronological order of due dates, from oldest to newest. First, late payment interest is settled, then rent and other fees, and finally, payment reminder costs are settled.

I have accumulated rent debt. Can I make a payment plan?
If you have accumulated rent debt, it is usually possible to agree on a payment plan. Please contact our housing advisor through the resident pages, via email at info@setlementtiasunnot.fi, or by phone at 010 837 5300.

Neighbors and Common Areas

What should I do if I am concerned about my neighbor?
If you are concerned about a resident in your building, please contact customer service at info@setlementtiasunnot.fi, tel. 010 837 5300. If necessary, our housing advisor will participate in resolving the situation and take the necessary measures.

Concern for a person’s well-being may arise if the person is unable to seek help themselves or does not understand their need for help. Concerns may include, for example, an elderly person’s ability to cope at home, an adult living alone experiencing problems with life management, or a child’s circumstances.

You can also submit a concern notification yourself to the social services in your area. The notification can also be submitted anonymously. Non-urgent notifications are made electronically according to the instructions of your municipality of residence. You can also make a concern notification about yourself or your family.

For urgent matters, call social and crisis emergency services or the emergency number 112.

My neighbor is causing disturbances. What should I do?
If your neighbor’s living causes disturbance, it is advisable to first politely point it out to the person causing the disturbance. It may be that the resident is unaware that their living or behavior is disturbing. If discussion does not help, please submit a written disturbance notification. For us to intervene, we require a written disturbance notification signed by at least two people. Fill out the disturbance notification form electronically and send it to us via email at info@setlementtiasunnot.fi.

I have submitted a disturbance notification about my neighbor. What happens next?
After the notification, we will investigate the background of the case and contact the person causing the disturbance. We may issue a warning or a written caution depending on the nature of the disturbance. Measures may not be taken if the disturbance is minor and short-lived. Setlementtiasunnot cannot inform neighbors about the actions taken regarding disturbances. If the disturbance continues after your written notification, please submit a new written notification. My laundry has gone missing from the laundry room. What should I do?
Setlementtiasunnot is not responsible for lost laundry. You can contact your neighbors yourself, for example, by leaving a note about the matter in the laundry room or on the notice board.

Is smoking allowed in the building’s yard area?
Smoking is prohibited throughout the entire plot area, unless there is a separately marked smoking area.

The common areas are messy. What should I do?

Home Maintenance

Can I attach shelves or pictures to the apartment walls?
Yes, you can. New buildings have pre-installed picture rails for hanging pictures. However, remember that you must not drill holes in the wall opposite the bathroom or near the electrical cabinet due to possible water or electrical pipes.

Can I paint the apartment wall?
Yes, you can, but when you move out, you must restore the wall to its original color.

Can I drill holes in the bathroom wall?
No, you must not drill, as drilling may damage water pipes.

Can I drill holes in the ceiling?
No, you must not drill, as drilling may damage electrical wires.

May I install a security chain or a peephole on the apartment’s front door?
You may install a security chain or a peephole on the apartment’s front door at your own expense. If you move out, the peephole and security lock must be left on the door.

How do I patch or repair any holes in the walls after moving out?
If there are many holes, recommended instructions can be found, for example, on Tikkurila’s website.

Do I need permission to install a dishwasher?
You do not need separate permission from us to install a dishwasher, but remember that installation should be done by a professional, and a leak tray must be placed under the machine. This prevents damage to the floor from possible water leaks. Any water damage caused by the dishwasher is the resident’s responsibility, and if there is no leak tray, home insurance will not cover the damage. Please note that only professional installation is accepted under home insurance coverage.

I am installing a dishwasher. Who will dismantle the cabinet for the dishwasher and connect the machine?
You are responsible for dismantling the cabinet and installing the dishwasher at your own expense. Restoring the cabinet, including costs and work, upon moving out is also your responsibility.

I have noticed minor repairable issues in my apartment. Who should I inform?

Moving Out

How do I terminate my lease agreement?
We require a written termination notice from you. You can do this either on the resident pages or by sending the completed lease termination form via email to info@setlementtiasunnot.fi. Read more

How long is the notice period for a lease agreement?
The notice period for a rental apartment is at least one calendar month. The notice period begins on the last day of the calendar month during which you submitted the termination. For example, a termination submitted on June 15th ends the lease agreement on July 31st.

Please note that you can terminate your apartment earlier than one month in advance – in that case, please inform us at the end of which month you wish the lease agreement to end. The lease agreement’s end date is also the date of handover of the apartment and keys.

When will my security deposit be refunded?
The security deposit is usually refunded during the month following the end of the rental liability.

Living in a Student Apartment

Who can live in a student apartment?
Adult students pursuing a degree, such as students from universities, universities of applied sciences, vocational schools, and high school students, can live in a student apartment.

How long can I live in a student apartment after graduation?
We annually check the right of residence for student apartment residents. If you are not a student at the time of the check, we will terminate your lease agreement. We follow the Residential Lease Act regarding the notice period. According to it, if the landlord terminates the lease agreement, the notice period is six months if the apartment’s tenancy has lasted continuously for at least one year immediately before termination; otherwise, it is three months.

I am going on a student exchange. Can I rent out my apartment to a friend for that time?
An apartment can be sublet for a maximum of 2 years for a justified reason. Justified reasons include studying or working in another locality or other compelling grounds as per the law. If you wish to temporarily transfer your apartment to another person, please seek written permission from us in advance. Remember that the primary tenant is always fully responsible for their apartment, even during the temporary transfer of the apartment.
