A communal rental building in Jätkäsaari, Helsinki, part of the Generations’ Block
Setlementtiasunnot Jätkäsaari was completed in March 2017. The building is part of the Generations’ Block, which promotes communal urban living for all ages.
Environment
The Jätkäsaari area will have 16,000 residents, forming a vibrant, urban-style district with a variety of services, cafes, and shops along its streets.
Transport connections in Jätkäsaari are excellent. Special attention has also been paid to creating a comprehensive and safe cycling and pedestrian network in the area’s planning. More detailed route information can be found at hsl.fi. Jätkäsaari also operates as a passenger port with good ferry connections to Tallinn.
In the future, outdoor enthusiasts and active people will be drawn to the sports park and the versatile sports and leisure center Bunkkeri. The area is bisected by Hyväntoivonpuisto (Park of Good Hope). The outdoor routes along the shores are suitable for outdoor activities and exercise for all ages. The construction of the area is still ongoing, and construction work may cause disturbances to residents.
Amenities
The apartments are studios, one-bedroom, and two-bedroom units without saunas, ranging from 32–77 m2. The building is 8 stories high and has an elevator.
The flooring in living rooms, hallways, and kitchens is laminate, while bathroom floors are tiled with ceramic tiles. The kitchen includes a fridge-freezer, a 4-plate stove, provisions for a dishwasher, and space for a microwave oven. A more detailed material description can be found in the building specifications.
All apartments are designed to be accessible, and all have a balcony or a French balcony, with some featuring a private apartment yard. To ensure fire safety, all apartments and balconies are equipped with sprinklers.
29 parking spaces are located under Hyväntoivonpuisto, next to the building, in the Rokkiparkki parking cave. The building is smoke-free, meaning smoking is not permitted within the property area, in common spaces, apartments, or on balconies.
The rent includes building-wide broadband: DNA Netti basic speed 50 M.
The building has an apartment-specific mechanical ventilation system (supply-exhaust unit). The building is connected to district heating.
The building has 20 special needs apartments. Services for disabled and intellectually disabled individuals are provided by Päiväkumpu Hoiva, and applications for residency are made through the City of Helsinki’s disability services.
The building is smoke-free, meaning smoking is prohibited in apartments, on balconies, in the indoor premises of the property, and within the plot area.

Common Areas
The Generations’ Block in Jätkäsaari offers spaces for various leisure activities and pursuits. An accessible route runs through the three buildings, allowing residents to mostly traverse the entire block indoors. The common areas are located in the Setlementtiasunnot building, on the first floor, and the block courtyard is also shared.
In the resident lounge Seurahuone, you can read a newspaper or have a cup of coffee, meet neighbors, chat and spend time, watch TV, or participate in other activities. The resident lounge kitchen is where delicious communal meals are prepared. While the washing machine and dryer are running in the laundry room, you can sit down to read or even mend clothes in the sewing room.
The building also features a gym, a lounge area called Stage, a workshop for woodworking, and a soundproofed band room. The shared courtyard has cultivation boxes and seating areas. Additionally, the building includes outdoor equipment storage, a communal sauna section, and apartment-specific storage lockers.
