How do exceptional circumstances affect rent payment?
Even during exceptional circumstances, rent must be paid, and the landlord is not obligated to provide a rent reduction. If a resident’s financial situation has worsened, for example, due to delayed payment of salary or benefits, a payment plan can be created. The plan outlines a payment schedule for overdue rent. Its goal is to secure rent payment so that residency can continue.
What happens if I don’t pay rent this month?
If rent remains unpaid, we will send a payment reminder by post within approximately two weeks, which includes instructions.
What if I already have old rent debts?
If the tenant has old rent debts, you will receive a payment reminder with instructions. It is important that you contact the landlord and make an agreement on how the debts will be handled.
Can I get an extension for rent payment?
Rent must be paid according to the agreement on the 2nd day of the month. We do not proactively change rent due dates.

I have an active payment plan, what should I do?
If the tenant already has a payment plan, it must be followed according to the agreed payment schedule. If you do not make payments as agreed, the agreement will lapse, and rent debt collection will commence.
Can I lose my home?
If two months’ rent is unpaid and the tenant does not contact the landlord to arrange a payment plan, they will be summoned to the district court. A judgment from the district court means that the tenancy agreement ends immediately. The enforcement authority will set a date by which the resident must vacate the premises. If the resident has not moved out by then, an eviction will be carried out, meaning the apartment will be emptied and the locks changed. An eviction will result in a credit default entry.
To avoid eviction, it is important that you start managing your debt and, if necessary, seek help with financial planning.
How does the housing coordinator help?
The housing coordinator advises on rent payment issues and applying for benefits. You can negotiate a possible payment plan with the housing coordinator. They can also provide tips on where to find guides for financial management.
