At Setlementtiasunnot, it is important to us that every home is safe and comfortable. If disturbances occur, we take immediate action. We do everything in our power to resolve the situation, although processes, particularly the lengthy processing times of the District Court in the Helsinki metropolitan area, may delay a final resolution.
What can you do in a disturbance situation?
If a neighbor causes disturbances, it is advisable to first address the matter with them respectfully. If discussion does not help, you can submit a written disturbance report, which must be signed by at least two residents living in the building. The report can be filled out electronically on the resident pages or by completing the disturbance report form and sending it to us at info@setlementtiasunnot.fi.
Based on the report, we will investigate the situation and take the necessary actions. Upon receiving a report, we will ascertain the background and contact the party causing the disturbance. If necessary, we will issue a warning or a written notice. Although we cannot disclose to neighbors what measures we are taking, every report initiates a process. If the disturbance continues, it is important to submit a new report.
Termination of Tenancy as a Last Resort
Our primary goal is to stop disturbances and ensure peaceful living for all residents. Ultimately, severe and continuous disturbances may lead to the termination of the tenancy.
If disturbances continue despite a written warning, we will take further action. Depending on the situation, we may proceed with the cancellation or termination of the lease agreement. Cancellation means the immediate termination of the lease agreement if the disturbances are severe or continuous and warnings have had no effect. Termination, on the other hand, means that the tenancy will end after the notice period, if the conditions for living are no longer met.
