Setlementtiasunnot is preparing for the implementation of a rent equalization system for 2025 in close cooperation with tenant committees.
Tenants benefit from an effective rent equalization system because it moderates the development of rental costs and allows for better preparation for major renovations. The amount of rent is influenced by factors such as the building’s age and location, available services, and apartment features like cooling or a balcony.
Ara recommends that capital expenditures be equalized in rent adjustments, and that operating expenses be determined per building or per rent determination unit. Setlementtiasunnot intends to implement the equalization system in this manner. In the future, buildings can also influence the development of their own property costs, such as waste management or water consumption expenses.
During the spring, we are organizing 3 online workshops, to which all members of the tenant committees have been invited. These workshops will delve deeper into the creation of the equalization system and foster close dialogue on the factors and weighting coefficients that affect rent.
