The Board of Setlementtiasunnot approved the rents for 2025 at its December meeting. The rent increase in our properties is an average of 4.39 percent.
We have reviewed the costs and cost distribution of the properties together with a resident working group.
Why are rents increasing?
There are many reasons for the rent increase. Costs have generally risen across the board.
The increase in the VAT rate from 24 percent to 25.5 percent starting in September 2024 has created upward pressure on rents, as, for example, maintenance and cleaning costs will rise in line with the tax increase. Similarly, heating costs have also increased.
Furthermore, loan interest rates remain high, and the moderate decline in the general interest rate level does not yet significantly affect our interest expenses.
Utility fees remain unchanged
Utility fees, such as sauna charges, will remain the same as in 2024. Water fees will become consumption-based in some properties – this will be announced separately.
The rents for apartments in all our properties are cost-based, meaning that all operational costs are covered by the rents. Rents are collected to cover the total costs of constructing, renovating, maintaining, and administering the apartments.
