Setlementtiasunnot, known for its community-oriented properties, has signed a contract with Hartela for an apartment building located in Hervanta, Tampere. Construction work will begin in late summer. The estimated completion is scheduled for autumn 2025.

The property is located in the Afrikanpiha 3 block, north of Hervanta. The building received its construction permit on June 4.

– It’s a great feeling to finally get our long-planned project underway in an area where there is significant demand for affordable rental housing, says Setlementtiasunnot’s Property Director Eemeli Lönnqvist.

Solutions designed with the elderly in mind

The building will have 50 apartments, 16 of which are reserved for residents over 55 years old. The project is being implemented with a long-term interest-subsidized loan and as affordable rental housing regulated by Ara. The apartment distribution ranges from studios to four-room apartments, with sizes from 31 to 68.5 m2.

In apartments designed for those over 55, attention has been paid to the usability of the apartment over the long term, as the resident ages.

– In these apartments, we have particularly invested in accessibility, as a resident’s mobility may decrease with age. Among other features, the kitchens have upper cabinets whose height can be adjusted according to the resident’s needs, Lönnqvist explains.

The building will feature a shared sauna, remote work facilities, a gym, a laundry room, a residents’ lounge, and outdoor equipment storage with bicycle maintenance points.

The property considers sustainable development in both construction and maintenance. The building will be equipped with solar panels and constructed to energy class A.

– Energy efficiency is an investment in sustainable development, in line with our values. It also benefits our residents, as lower maintenance costs reduce rent. In this, everyone truly wins, Lönnqvist states.

Community reduces loneliness

The Afrikanpiha 3 building is designed to encourage community among residents. The property will include common areas, such as a residents’ lounge, a gym, and a shared courtyard for the block, where neighbors can meet each other.

Setlementtiasunnot provides all its residents with opportunities to get to know each other and participate, such as yard work parties and shared resident spaces where they can naturally meet other residents of the building.

– For many of our residents, community is precisely what is important. It brings security to their daily lives and enables neighborly help even in challenging life situations. The block forms a community where people meet others and do things together. At the same time, loneliness decreases, says Lönnqvist.
