Smoke detectors are an important part of the safety of your apartment and the entire building. Therefore, it is important to ensure their functionality.

Responsibility for smoke detectors and their operation lies either with you or with us, depending on the detector model.

  • Regardless of the model, it is the responsibility of every resident to ensure the cleaning of smoke detectors.
  • The operation of battery-powered smoke detectors, their regular testing, and battery replacement are the responsibility of the resident.
  • If your apartment has mains-powered smoke detectors, they are legally the responsibility of the company. However, regular testing of mains-powered smoke detectors is the resident’s responsibility. If mains-powered smoke detectors experience malfunctions, please report them immediately via a maintenance request.
  • Please remember that smoke detectors must not be switched off under any circumstances, even if they seem to alarm disturbingly, for example, due to cooking fumes.

Maintenance of smoke detectors for Setlementtiasunnot in 2026

Due to a change in law, the maintenance of all smoke detectors in our buildings will transfer to us on 1 January 2026. This change is expected to generally increase fire safety in buildings, as detector practices will be consistent for everyone.

Next year, we will survey the status of smoke detectors for each property. However, the change in law does not necessarily mean that all smoke detectors will be replaced. The most important thing is that every apartment will have a sufficient number of smoke detectors per square meter, and their maintenance will be centrally managed.

We will announce property-specific surveys

We will provide more detailed information in 2025 when the property-specific smoke detector surveys begin. According to the Rescue Act, the owner of a building or their representative has the right to access an apartment when it is necessary for the obligation to acquire and install smoke detectors or to keep them in working order.
