On a sunny Tuesday evening, a resident of the Settlement dwellings was held at the Helsinki Cultural Center, attended by about fifty inhabitants.
At the beginning of the event, our CEO Heli Kotilainen told about the results of a resident survey conducted by the Association for affordable rental housing in the early part of the year. A total of 17 rental housing companies participated in the survey. The overall satisfaction of the residents of setting dwellings is 3.91 (max 5), which is the sixth best among the 17 companies. Overall satisfaction with the apartment was very good, 3.89, which is the second best result between compared companies. Respondents were third best satisfied with their own residential building, 3.98. The development projects that emerged in the survey included maintenance and maintenance services related to the residential building. When asked about resident participation activity in resident activities, residents of setting dwellings are the most active participants, thanks to our residents.
During the spring, Setlement apartments have been worked on strategy to bring guidelines for the next few years. The strategy work has been based on a survey for residents. The purpose of setting dwellings is to be the best and well -known expert in the block concepts in Finland. In the strategy, the resident is also at the heart of everything. The company's mission is to provide reasonably priced, ecological and communal homes on the market. Settlement homes is also a social company that produces well -being for people and the environment through its business.
Co -operation committees will be set up to improve cooperation and joint management. The task of the committee is to act as a discussion and collaboration between the residents and the company, to provide proposals to the company and to share information about good practices among houses. Members of the committee are representatives and deputies selected by the residents' committees, representatives of the board and a representative of the Settlement dwellings.
Customer Service Manager Ella Remonen told about the changed activities of housing coordinators. We want to improve the accessibility of the housing coordinators and reach them Kerro , through the improved telephone service, and the time to book. In the future, one of the housing coordinators can always be reached during office hours. The tasks of the housing coordinators include: home screens, receiving new residents and duties related to giving up home. They make contracts, give the keys, conduct pre-and final inspections, give housing advice, etc.
Housing counseling is guided in using services. Some residents may have challenges in their living and help in housing counseling, for example, in challenging economic situations. The housing coordinators are also in the eyes and ears of houses and, if necessary, transmits repair needs to the maintenance side.
Even in the resident survey, the challenges of property maintenance that have emerged will be rejected with a new Talotalkkari experiment. Markus Alftan, Project Manager at Lassila & Tikanoja, told about a year -long pilot in the Helsinki metropolitan area, where Talkkari only works in the real estate of setting dwellings. Petri Ketonen , Anton Hallberg , Piritta Räty and Tero Nyman were involved in the introduction .
Before experimenting, residents will be given a survey, the results of which will be utilized as the work progresses. The initial survey will come to the residents of the Helsinki Metropolitan Area through Kerro application. After the trial period, the operation is analyzed and follow -up will be decided.
Pilot's talc team teams are team 1 (Jätkäsaari, Merikartano, Guild Manor, Muurala, Saunalahti), Team 2 (Borgströminmäki, Mamsellinkartano, Kalastajankartano, Kalasatama ) and Team 3 (Ormuslinna, Malmi, Viikki, Alppikylä , Havukoski, Vaikka). Each team has two people.
What about a good house talker? He knows the residents and the residents know him. Talkkari is a multi -talent who knows the properties, doing his job well, accurately and quickly.
At the end of the event, 5 entrance bracelets to Linnanmäki were drawn among all participants. Congratulations to all winners!
Warm thanks to all the participants. Happy spring!
