Known for their communal properties, Setlement Housing has signed a contract Hartela kerro in Hervanta, Tampere . Construction work will begin at the end of the summer. Estimated completion will take place until the fall of 2025.

The property is located in Afrikanpiha 3 block, north of Hervanta. The house received a building permit 4.6.

"It is a great feeling when we finally have a long-planned project to start an area where there is plenty of demand for affordable rented housing," says Eemeli Lönnqvist, Real Estate Director of Setlement Housing.

Elderly taken into account in solutions

The building will have 50 apartments, 16 of which are reserved for people over 55. The site is implemented with a long interest rate loan and as an affordable rental housing regulated by ARA. The apartment is from studios to squares and the apartments are 31-68.5 m2.

Designed for people over 55 years of age, the housing has been given attention to the comfort of the dwelling in the long run, with the resident aging.

- In these apartments, we have focused on accessibility, as the resident's ability to exercise may decline with age. For example, kitchens have top cabinets, which can be adjusted as the resident's need, says Lönnqvist.

The house has a shared sauna, a teleworking room, a fitness room, a laundry, a resident room and an outdoor equipment storage with bike maintenance points.

The property takes into account sustainable development in both construction and maintenance. The building is equipped with solar panels and implemented in class A.

- Energy efficiency is a investment in our values according to sustainable development. It also benefits our residents, as lower care costs have a reduction in rent. This is where everyone really wins, ”says Lönnqvist.

Communality reduces loneliness

Afrikanpiha 3 house is designed to encourage residents to community. The property will include common areas such as a resident room, a fitness area and a joint courtyard in the block where neighbors can meet each other.

Settlement homes allow places to get to know and influence the residents of all their houses, such as courtyards and common residents where you can naturally meet other residents of the house.

- For many of our residents, community spirit is important. It provides security for your daily life and enables neighborhood aid even in challenging life situations. The block forms a community where they meet others and do together. At the same time, loneliness decreases, says Lönnqvist.
