A communal rental building for all ages in Laajasalo, Helsinki
A six-story rental building for all ages was completed in November 2018 in Kruunuvuorenranta, Laajasalo, Helsinki, at Borgströminmäki. The building has a total of 108 apartments, 20 of which are for people with developmental disabilities.
Environment
Kruunuvuorenranta is located in the southwestern part of Laajasalo, in the former oil harbor area. From maritime Kruunuvuorenranta, one can see many of Helsinki’s islands, such as Katajanokka, Korkeasaari, and Suomenlinna.
Laajasalo features extensive, culturally and historically valuable park areas, and nearby there are four different nature reserves and two marked nature trails. The area has several beaches, and a completely new beach is expected to be completed around 2025.
In Laajasalo, the primary and secondary schools are located near sports facilities and seaside walking paths. The area has Finnish and Swedish-speaking primary schools and daycare centers. Residents of Laajasalo also have their own health center.
Laajasalo has good public transport connections. The area is planned to be connected to the opposite city center by tram via the Kruunusillat bridges, which will be completed in the coming years.
Construction in the area is still ongoing, and construction work may cause disturbances to residents.
Amenities
Borgströminmäen Setlementtiasunnot comprises two buildings, which are connected via the common areas on the ground floor. Each building has its own elevator. The common areas provide space for residents’ communal activities.
The building technology emphasizes geothermal heating and solar electricity. The building’s heating energy is sourced from 14 geothermal wells on the plot. Geothermal heat is pumped by four pumps to the building’s underfloor heating and domestic hot water.
The apartments have apartment-specific hydronic underfloor heating and, during summer, cooling via the ventilation system. Solar panels on the building’s roof generate part of the electricity required by the geothermal system. In summer, solar electricity can also be used to produce domestic hot water, and the geothermal wells can be recharged by cooling the building.
Apartment balconies are glazed. Pets are allowed. The building is smoke-free, meaning smoking is prohibited in apartments, on balconies, inside the property, and within the plot area.
The rent includes building-wide broadband: DNA Netti basic speed 50 M.
Community
In our building, you don’t have to be alone. You can find companionship among your neighbors – if you wish. You can meet neighbors in common areas and participate in resident activities.

Common Facilities
The building has an outdoor equipment storage, a communal sauna section, and apartment-specific storage compartments located in the basement. The free-of-charge laundry room has washing and drying machines. Parking spaces are located in the parking garage and as outdoor spots.
In the resident lounge, you can meet neighbors, chat and spend time, watch TV, or participate in other activities. You can enjoy cooking and baking in the resident lounge’s communal kitchen.
