We are standardizing and updating the lease agreements so that all our residents will have the same lease terms going forward. The changes do not affect the apartment’s rent.

Water charges based on consumption

We are currently revising the water billing policy. Going forward, in our buildings equipped with water meters, water usage will be billed according to consumption. Billing will occur twice a year. This way, you can influence your water charges through your own water usage, and at the same time, the pressure for rent increases in the buildings will decrease.

A fixed water charge based on the number of residents will continue in Alppikylä, Hervanta, Kalasatama, Muurala, Pohjois-Haaga, and Viikki.

No smoking throughout the property

Going forward, smoking is prohibited in the apartment, on the balcony, in common areas, and in the yard (excluding any designated smoking area in the yard). This update is necessary because older lease agreements do not explicitly state that smoking is not allowed on balconies.

Rent increase clause

In current lease agreements, the rent increase clause is based on the self-cost principle. The rent increase clause remains unchanged, but an additional condition will be added to other terms of the lease agreement: once the building is released from ARA regulation (40 years after completion), the rent increase clause will change so that the landlord can increase the rent annually in line with index increases or cost increases.

Please check that your email address is up to date. This will allow you to easily receive the updated lease agreement for approval.

2. Report any changes if necessary.

Lease agreements are signed electronically. If we do not have the resident’s email address, we will send the lease agreement by post with an acknowledgment of receipt and a return envelope.

New lease agreement replaces the old one

Your new lease agreement will replace the previous one. By signing the new lease agreement by the deadline, your tenancy will continue normally, without interruption.

If you do not accept the lease agreement with the updated terms, we will terminate the lease agreement. The notice period is 6 months.
